V&A Waterfront Unveils “The Bower”: Resort-Style Later Living at the Ocean’s Edge

V&A Waterfront

The V&A Waterfront has officially revealed The Bower, its flagship later-living community set along the shoreline of Breakwater Boulevard. Forming Phase 1 of the Granger Bay development, this 147-unit address marks a major shift in how modern later living is approached—combining boutique hotel hospitality with discreet, tailored care for independent living.

Prime Waterfront Position Situated right beside the InterContinental Table Bay Cape Town, The Bower places residents steps away from Cape Town’s cultural and commercial hubs, including Victoria Wharf Shopping Centre, the Cape Town EDITION, the oceanfront walking route, and the Silo District’s Zeitz MOCAA.

Designed by international architecture firm KPF, the V-shaped building centers on a private communal garden designed to foster connection. The architecture takes visual cues from its surroundings: sloped roofs mirror the working harbour, while the building facade features intricate motifs of native strelitzias, proteas, and local kelp forests. Step-back terracing on the southern edge ensures preserved views across the bay.

The Life Rights Model Offering one-, two-, and three-bedroom apartments with direct outdoor access, The Bower operates on a Life Rights model. This arrangement grants residents lifetime occupation without the ongoing upkeep and administrative burden of traditional property ownership.

According to V&A Waterfront CEO Graham Wood, the project responds directly to strong demand for luxury later living on the Atlantic Seaboard, bringing together the warmth, choice, and service typical of high-end hotel life.
