
Growthpoint Properties has commenced a R270 million redevelopment of its high-performing Paarl Mall in the Western Cape, expanding the regional shopping centre to 44,474m² as part of its strategy to strengthen core retail assets and support long-term growth in a rapidly expanding residential catchment.
Strong Performance in a Growing Catchment
Since opening in 2005, Paarl Mall has established itself as the leading retail destination in the area. Strategically positioned alongside the N1 highway, the centre benefits from strong shopper loyalty, with more than half of its customer base visiting weekly. It consistently maintains vacancies below 1% and delivers above-average trading densities within Growthpoint’s retail portfolio.
The mall serves a rapidly expanding catchment area, with more than 4,300 new residential units planned or under construction. This continued growth is expected to further strengthen long-term retail fundamentals in the region.

Expanded Retail Mix and New Brands
Customer research identified growing demand for a wider fashion offering, enhanced fast-food choices and improved digital connectivity. In response, portions of existing large-format space will be restructured to accommodate a broader range of retailers, including a sought-after international fashion brand that will open its first store in Paarl.
New tenants confirmed include contemporary furniture brand Cielo and a new Wordsworth bookstore. Several established retailers — including Truworths, Foschini, @home, Sportscene and Identity — will expand or upgrade their stores to introduce updated concepts and additional product ranges. The redevelopment also includes a refreshed family food court and an expanded restaurant and fast-food offering.
Enhanced Design and Shopper Experience
A key feature of the redevelopment is a new main entrance designed to improve accessibility and create a more welcoming arrival experience. Internal mall circulation will be enhanced through improved layout planning and the introduction of a prominent central fashion court.
Interior upgrades will include heritage-inspired finishes, new tiling and lighting, elegant bulkheads, upgraded amenities and modernised bathroom facilities, aimed at refreshing the mall while retaining its familiar character.
Resilience, Sustainability and Operations
Operational upgrades include improved energy efficiency and free mall-wide Wi-Fi. Paarl Mall already benefits from an industry-leading hybrid energy system combining solar, battery storage, generators and grid power, supporting Growthpoint’s long-term decarbonisation strategy.

Construction began in mid-January and is scheduled for completion in November 2026. The mall will remain open throughout the construction period, with measures in place to minimise disruption and maintain clear communication with tenants and shoppers.
